Core Aeration & Overseeding in Virginia Beach
If your lawn looks thinner every year no matter how well it's mowed, the problem is usually underneath it. Foot traffic, mowers and summer heat pack the soil down until water, air and roots can't move through it. New grass doesn't fill in, and bare spots stay bare.
Core aeration opens that soil back up, and overseeding puts new grass into the openings while conditions are right for it to take. Done together in early fall, it's the single most useful thing you can do to thicken a tall fescue lawn in Virginia Beach.

Why aerate and overseed together
Seed thrown on top of a hard, compacted lawn mostly feeds birds or washes away. The aeration holes give each seed a pocket of loose soil to sit in, contact with moisture, and room for the first roots to go down. That's why the two services are done the same day.
Tall fescue is a bunch-type grass. Unlike bermuda or zoysia, it doesn't spread sideways to fill in thin spots — once a section thins out, it stays thin unless new seed goes down. Most fescue lawns in Hampton Roads lose some density every summer, so a yearly fall overseeding is how you keep them full.
The soil cores we leave on the lawn look messy for a week or two. Leave them. They break down with rain and mowing and return that soil to the surface.

Timing matters in Virginia Beach
For fescue lawns in our area, the best window is roughly early September through mid-October. Soil is still warm enough for fast germination, nights are cooling off, and the new grass gets two full seasons — fall and spring — to root in before the heat comes back. Seeding in spring can work in a pinch, but young fescue rarely survives a Virginia Beach July.
Warm-season lawns like bermuda and zoysia are different. They can benefit from aeration in late spring or early summer, but they aren't overseeded with fescue. If your yard is warm-season grass, we'll tell you that up front rather than sell you the fall package.
Sandy soils near the oceanfront in 23451 drain fast and dry out quickly, so the first two or three weeks of watering after seeding are especially important there. Heavier soils inland compact more easily and often show the biggest difference after a season or two of aeration.
Common questions
- How often should I aerate?
- For most tall fescue lawns in Virginia Beach, once a year in fall. Very compacted or heavily used lawns sometimes benefit from more.
- How much do I need to water afterward?
- Keep the top inch of soil moist — usually light watering once or twice a day for the first two to three weeks — then taper back as the grass establishes.
- Will you still mow after seeding?
- Yes, but we adjust. We hold off on the newest areas until the seedlings are tall enough to cut safely.
- Is this included in a plan?
- It's included once each fall with Estate, and available as an add-on for other plans.
